You'll likely need regular hard money.....transactional funding is for the A to B, and only with C's cash already in escrow.

I checked both Steven and Tom's websites out and it looks like Steven hasn't updated his monthly newsletters or weekly tips since December of '17.

Typically, the documents included are: Annual Financials, Articles of Incorporation, Budget, Bylaws, CC&Rs, Insurance Declaration Page, Regular Meeting Minutes, Resale Certificate/Demand, Reserve Report, Rules and Regulations.

Update: I went to see the place on a Friday afternoon and found the place only needed minor cosmetic repairs.
