Same property in DC would be over a million, but would bring in probably 8k (if you can find one that wasn't converted to condos).Yeah the rust belt are basically a bond fixed income but no upside, D.C. is more of a high growth stock low payout now more later though also the paradoxically an extremely safe place to park your money.

If it's a lengthy rehab, I will typically ask for payment terms, specifying what portions of the contract are to be completed prior to payment being received and I typically make that specification based on percentages that allow the customer the most benefit.
