You say you have $250K in equity but also say you're 99% financed at $1.3M.  

Could I find an other deal where my $40,000 would be in equity and not to the government, unless you feel the equity is there.

They are two different theories, one looks for cash flow and built-in equity while the other looks for appreciation.
