When you add in the "associated" parts of housing - the mostly retail parts, i.e. buying furniture, paying movers, buying doodads at Home Depot, etc - it adds another 5% or so to the percent of GDP.

I just closed on a two-family with a 203k loan— the banks money should cover a majority if not all of the first unit rehab and then I'll be moving into the second unit to finish the job with my GC via some sweat equity & hopefully some creative financing.I have considered the Home Depot’s Project Loan and HD credit card (thoughts?)

@Renee Hunter I ended up using the cheap Floor Muffler stuff from home depot (though the same stuff on Amazon is even less expensive - so go that direction if you use it).

I mean in the pro account here I think they have that template, or you can go to office depot near you and ask for a standard purchase and sale agreement, I am a realtor(however not a lawyer), anything you draw up should be seen by your lawyer or professional before you get your self into a tricky situation with the owner.
