I'm taking a Real Estate Principals class at UCLA Extension and I'm studying for the midterm.  

I would study high conversion marketing tactics and keep it to 3 paragraphs but make sure the message is strong and looks as if they were special.I did this recently and I had only a budget of $250.00.

I've been saving my money up for a bit now and have been studying/looking into investing in real estate for a while now also.

I've been doing quite bit of reading and studying on this forum with the hope that it would prepare me for buying my first rental property.

Then take a crash course to study for the actual license exam. 

We have spent the last 6 month studying and researching real estate.  

The stock market is very close to efficient, almost all the information is out there and studies have repeatedly shown that beating the market consistently is a rare feat.

As so many recommend, keep studying, reading, listening, etc.
