@Brian Garlington I've been actively working on this deal for months so I don't foresee wanting to back out pending all goes smooth with financing-however I will definitely connect and when I get my feet wet with the voucher program we should talk.

Lots of info all over BP, including recommendations for books on all different types of RE investing.I think one of the best ways to start and get your feet wet, after due diligence in learning about RE, is a house-hack. 

Probably not great to get your feet wet.

I always recommend to new investors get your feet wet at home and then if you want to invest OOS then at least you have a system in place and can modify it to fit the area you are interested in.good luck!

LVP (Luxury Vinyl Planks) is waterproof and easier to replace vs laminate which has a substrate that is not water resistant and would not be applicable in wet areas. 

It may be good to just get your feet wet any way possible and learn the market so you can recognize and jump on a good deal when it comes up.

I’d recommend starting with a 2-4 unit to get your feet wet.

I understand you can't be a complete expert and you need to get your feet wet but it's important to have a strong foundation.
