I'm looking at a four unit that has gas heat for the common area and has 5 separate electric panels (1 for each unit and 1 for the common area).  

It was an old convenient store with gas pumps.

I think you have valid concern about the mortgagee.

or file a quite claim which could be expensive and very time consuming so i researched and found tax title services and they came recommended from here. and the title guy i had here would not accept there validation and so i went with the partner company boston title but now RMS says they dont have any one who would accept insurance from these guys has any one else run into this?

I pay the water at my houses (all multi family), but where the gas and electric are split I have a "Landlord Account" with the utility company.

So we waited until Monday for the repair, and in the meantime I shut off water, gas and electricity for that hot water heater (yes, a power vent unit needs electricity too).
