Initially, we were using a commercial style loan because the condo we're purchasing is non-warrantable. 

Depends on size, brand, type (electric, gas, electric heat pump style).I just replaced my gas one at rental and I went with the 12yr rated one and bought the Allstate protection plan for $69 that gives me 5 more years after the 12 yr manufactures warranty. 

These comps matches the property style,age,squarefootage, bedrooms and bathrooms.

Purchase price: $85,000 Cash invested: $21,000 Single family cottage style home on large secluded lot.

However, the communication style bothers me more than the maintenance items.

Mobile seems perfect for the small stuff, for bedroom, bath, kitchen, dining where you  can install  appliances, hvac, electrical, and plumbing in the factory - supplemented with  a kit based barn style garage and storage with large open plan living room above.   

It's also really cool that it was originally built in 1840 and has a Victorian style to it.

How about a California style shower window.

That takes some practice, and one way to start is by analyzing the last 6 months of multi-family sales by neighborhood and getting a solid feel for what condition, style, age, etc goes for what price in each area. 

Because right now I can lead this life style on 6k per month.but the inflation may take us to the levels that I may need 60k per month…unfortunately I work for a w2 job so I can’t just go onto a mission trip to Africa while I am working my job…I have to quit my job or go part time.if I was not scared of the inflation, I would of stopped working in 5 years or so
