It will depend on the type of property as well, for example cap-ex for a condo will be very different than for a 4-plex.If you're looking at a specific area in a specific city and similar property types in that area, you can come up with the average numbers that will work there.

My 6-plex had a fire and lost two units and it's a remote location for me (2hrs one way).I've always managed it and performed all executive decisions, so I became the general contractor and hired subs for the specific skills for the restoration.Even if I were using a PM, this level of decisions I would never delegate.
