Very simple math will tell you that if the monthly gross rents are not about 2% of the acquisition cost, the property will not cash flow properly.Good Luck,Mike

We will be advertising the homes on the base as well as in the local papers of the closing bases to receive pre-approvals for rentals or buyers.BTW, Walmart has built two new supercenters and renovated one Walmart into a supercenter that are all within 15 miles of eachother.

Most of the 2-units I’ve seen seem to have a “higher risk” type of tenant, but on paper they look like they will cash flow Much better.I know much of this can be sorted out through screening of tenants, picking up the rent in person (then glancing around to make sure things are OK), etc… What have been your experiences??
