I really like this forum. I have been in Real Estate Finance since 1987, and have many good long lasting friends in the industry, but it seems like the number of working friendships that I have developed in 20yrs, could double or triple in a year, by benefit of this forum. Seems like you all are good quality people. So I look forward to joining you and sharing my experience and expertise.

That area is A paper to Hard Money, on Residential and Commercial. But as everyone has experienced, I kind of feel like a cat thrown out a 3rd story window. Normally relationships that I've had for 10-15yrs all of a sudden disappeared in just a few months, due to escrow, title, mtg company closures. Underwriting guidelines have dramatically changed, restricting and eliminating what we used to fund.

But, there still is good money out there to lend, most of my Hard Money investors are still in the game, it's just that their tighter with their purse strings. Some of my subprime outlets are opening up again, so things are starting to turn around.

For me, I think, just like in times past, Great Depression and the like, now is a time for new opportunities for those willing to work for them. I'm looking forward to making this year into a great year. So I look forward to share and encourage throughout this forum.
