I just say that because a lot of newbies bring me deals where they are laser-focused on the fact that they have someone who seems to be a real seller at a decent price, but they aren't thinking of who the buyer would be, and if that area even achieves decent rents and has a decent pool of tenants.

I've been talking to GC's on new builds the pricing almost seems like they throw a number out in case I'm desperate to lose money or really don't want to do the project.

I did some research on them and it seems like no one is really happy with them, a lot of bad reviews even on BiggerPockets. 

@Sarah Miksa Spending 45k does not seem like an effective use of capital.

It seems everyone does things backwards.

My suspicion is somebody in FL is peddling training or courseware on doing this exact thing - can't be sure since I'm not from there, but most of the posters asking about this seem to be from FL.

You know we can eventually figure out the Lawbreakers that come across as Clear.But I wonder how many "Clears" come across as lawbreakers (False Negative), because that seems as reasonable as a (False Positive).
