I currently have a number C class properties but the high costs of turnover seem to be decimating a year or two’s worth of cash flow so I’m looking to move to A class new construction sacrificing monthly cash flow for better appreciation in new developing suburbs and hopefully keeping more of the cash flow with more respectful tenants (lower turnover costs).

When you want to do a deal, your respective LLC’s form another entity which takes Title to the property.

However, I don’t know how to inform them of the situation and I certainly don’t want them to get a 30 day notice from a new owner as they are great long term tenants who I really respect.

Also when you talk to your handyman what kind of tenant has this guy been, paying on time is only 1 part of the equation but is he respectful of house rules, keeping the house maintained, and gets along well with neighbors.
