I like to view their spending habits as that is an indication of monthly debt they pay. 

Pre-covid, the indication was that some local markets were overbuilt on MF units, but others were still way behind demand built up from the 2009-2011 recession.This is an unpredented crisis.

I kept finding properties that would require a huge investment to fix or the price was at a high and minimized cash flow.

If you appear to have some good, qualified renters then your risk is minimized and I would attempt to close as early as possible (as long as due diligence is competed) so you can get the keys and show the property ASAP.
