Or, if I'm a fourplex owner, is it worth the extra effort to update the kitchen a little, take better care of the landscaping, etc. or is that just going to drive away the "typical" fourplex renter? 

Making them a little nicer, close to the campus, with an area to entertain, and with stainless steel and updated kitchen/bathrooms.

The kitchen has standard cabinets but does have granite counters.

The place has a continuous livingroom and kitchen and I think the looks of a seemingless floor all across will make the place much nicer. 

My PM company recently did their first inspection of my properties and found things like a broken kitchen faucet that had never been reported. 

There are wood floors in the bedroom and living room that I will be refinishing.This unit is rented close to the top of the rent range, although not as high as some due to its location on the edge of a desirable neighborhood and some outdated (although in good condition) finishes such as cabinets and countertops, laminate kitchen floor.

Which is ironic as I am at the start up ( Kitchen table for the moment is the office ) part of a business.

As far as the timeframe, it went about a month or so over the original 3-month timeframe mostly due to weather delays for the kitchen addition (needed because of the original REALLY funky layout), lol.  

(We will take notes on color/material combinations and kitchen arranges any time we see something outstanding)4) It shows what type of houses to pass on (bad neighborhoods, busying streets, tiny bathrooms/kitchens, behind highways, railroad tracks, etc...
