I've bought stuff over the phone multiple times - makes it easy.I just use a joint/several lease - so far have not had co-signers and have just had the girls sign on their own - 2 going on 3 years and good luck so far.

Though the loans are often non-recourse loans there are exceptions (the bad boy carve outs) and my understanding is some banks require each TIC investor to be jointly and severally liable.

The moratorium will apply to those individuals who expect to earn $99,000 or less in 2020 (or couples filing jointly who expect to earn $198,000 or less)—those who received a stimulus check this year, or would have been eligible based on their 2020 income, are also eligible.Renters seeking protection under the new program must certify that they are unable to pay their rent because of the coronavirus crisis, that they are likely to become homeless if they are forced to leave their homes, and that they undertook their best effort to obtain other government assistance to make their rental payments.Renters who receive protection under the program will also have to certify that they are paying as much rent as they can afford, the CDC order says.

Add to this that the stock market returns are not guaranteed and vary dependent on uncontrollable events in companies (think Elon Musk smoking a joint on Joe Rogans podcast causing stock of Tesla to dive).With this being said, I feel that a 8-10% return is more than adequate for personal lending.

Most units had HVAC issues and a few units had mold under the eifs/stucco. but that was very common in this steamy climate.The funny thing is you can tell they put the worst subs in the unit that got significantly fewer upgrades/options. it has more nail pops and bad trim joints than the one that did have a few upgraded finishes. you get what you pay for i guess.I have only walked by the Oyster Point townhouses (extending a walk in the little pocket park next door), but the looked like fairly decent quality.
