Upstairs this house needed a change in layout and some cosmetic upgrades.

Try to find properties as similar in age, size, layout, condition and location as possible to get an idea of the ARV. 

Later we hired a designer from Upwork to fine-tune the layout.  

Being forced to re-finance out of hard money Rates seems a bit counter-intuitive for anyone who was able to pay all-cash to begin with.Seems to me, a bit of extra time spent finding an investor-friendly CONVENTIONAL (lower Interest Rate) Lender from the outset might pay better dividends.

I thought it looked great and was pretty intuitive.
