Go find other ways to get the money. 1/2 way through @Dave Van Horn's book on notes, and he hasn't even got to notes yet, and its all about his creative financing real estate BEFORE he got into notes.

Looking forward to learning as much as possible and at this point I'm an open book.

I have read several real estate investment books, have watched and listened to over 300 hours of videos and pod-casts.
