I Always stick with neutral colors, its opens the home out and with staging, it looks bigger then it would have if it had dark colors.

When a price is excessively low, like in this case if the lien is in first position, then the low price should be a red flag that something is wrong and you should look for that defect and ensure you can deal with it.

Being conservative at that stage ensures you've got padding to find profits and have exits, should you need them.It's very possible to get a lot of good advice and a little bad advice from someone, of course.
