and most that have success.. have very large marketing budgets.. in the 10 to 50k a month range.. to do any volume.. and some of my other clients that were in fix and flip in FLA.. have done what i did.. and I stopped doing them all together and now only do new construction..

It's amazing: my company has recently made the move to start eliminating sign-throwing nationwide, and we're having the same success, if not more, than before.

I would say that if it was a successful deal then I would do whatever it takes to maintain the relationship. 

Has anyone had success purchasing properties on sites like Auction.com and Bankforeclosuresale.com or other similar sites?

It is great you found that duplex and I like to hear of such successes.

Maybe find and wholesale a deal, maybe partner up with an experienced investor or broker, or maybe learn how to 'find the deals'.Putting together syndications is really not so difficult; putting together SUCCESSFUL syndications is another story.
