Also, your rental agreement needs to state the tenant is not allowed to deny reasonable access, in accordance with the landlord-tenant laws for your jurisdiction.If it were us, we would not only post/serve the "Notice to Pay or Quit", but also post/serve a legal "Notice to Enter" for maintenance inspection.

So you cannot deny them based on food stamps, but you CAN deny if they are on Section 8 because Section 8 is not income.Regarding accessibility, you are required by law to provide "reasonable" accommodations.

When you apply for the 2nd FHA loan, it will be come clear to the lender, and therefore FHA that you sold the 1st property on a subject 2 contract and at that point, FHA and the lender will most likely deny your loan request and you will now be subject to the Due on Sale clause in the 1st loan.Why sell, why not just rent out all units after 1 year and then go buy another property?
