How the game is played?

I just found this site this mornng while randomly searching for tips, and haven't been able to stop reading the forum. I decided after reading numerous other postings that it would be good to introduce myself as well.

So, i'm slowely getting into the game of real estate investing. I have aquired a few properties in the past few years, however I have not fully engaged myself into investing fully in the real estate game. I currently have a condo unit in a larger complex that I rent out in Northern Va, along with three lake houses that I rent out seasonally in NY, and a beach condo rental in FL.

I'm looking to start getting more into the game in the DC/NoVa area. I see a trend on a few complexes, but i'm looking for more information about how to handle breaking into multiple unit purchases. I also have my eye on ward 8 DC and the rapid rebuilds going on there. I just need more confidence on floating loans and maximizing my profit potentials.
