If Borrower fails to pay these sums prior to the expiration of this period, Lender may invoke any remedies permitted by this Security Instrument without further notice or demand on Borrower.My understanding is that any lease over 3 years or any option agreement (aka rent to own)  is a violation of the due on sales clause. 

My local area is high demand low supply so I may not be able to do better than a 'base hit' here.- just taking some time to sharpen the axe :)

Luckily, we purchased our first home in a desirable area with a lot of rental demand, so I plan on keeping it for the long term.

However, as a Memphis native, I can say that the workforce is solid here and the rental demand is consistently strong.

Understand that you don’t define the demand for your money; your market does.Randomly determining a maximum or minimum amount you will loan, from a message board, is not likely to satisfy your market.

I have 4 homes in the area that I started renting out on air bnb and I can not beleive the demand I have.

I assume that those additional considerations will affect the price that sellers can demand.
