I figured some things like asking them to carry half on a second lean, then getting the vacant units signed on a rent-to-own or purchased w/ owner finance to increase the value of the whole property and raise a bit for a down payment, but at the end of the day, it's all I got.Thank you veterans of BP!

If I'm at a buy appointment and I know there will or has been other offers on the house I do a few things to separate myself.For one, I lean on our national brand, 15 years in business, the hundreds of testimonials, and the fact that we have bought nearly 45,000 homes.

:D Thought I'd ask to see if there is a way for tenants to fill out a "rental application" online so that they have a record of it and also provide the landlord access and ability to download form as necessary.I read the post that Transunion has a Credit Check service online that is convenient for both landlords and tenants.I hope their is an online way for prospective tenants to enter the rental info and history online so that I don't always have to have the "old rental forms".After all it's almost 2012 !

I’m currently doing some research on other markets within a few hours of myself and leaning towards the Virginia Beach area as a decent start for buy and hold.
