Yellow Letter Criticism for New Investor

New (hopeful) investor looking to get into land buying. Sophomore in college, spent some of summer money to try to get started in this business. I am hoping to send my first yellow letter out within the next few days. Please tell me what you think/what you would do differently. Thanks in advance!

Dear <Home owner name>

My name is < > and I am contacting you to make a <Offer Price> cash offer on the <Number of Properties> <property/properties> you own in <County Name> ,Washington. Before you write another check to the government for a property you do not use, allow me write you one. I wish to purchase the property “as is” immediately, and will pay off all delinquent taxes owed relieving you of that financial burden.

I am ready to purchase your home as soon as convenient for you, and can have a licensed courier deliver a <Offer Price> check or cash to you within the next 5 days. I would like to make this process as convenient as possible for you, and can meet you at your home, your work, or a local business at a time of your choosing.
