I have heard horror stories about Vacasa & personally been burnt terribly from Evolve...a lot of folks in this forum are huge proponents of self managing ( and rightly so ) however if you decide to still outsource that task, I highly reccomend find someone local (  I self manage all of my 5 STRs ) and recently terminated Evolve.Questions to ask-1) Commission Fee2) If it is completely hands off 3) Termination process if it ever were to come to that .4) Responsible party for Restocking & maintaining STRGood luck !

The numbers don't matter I'm concerned with your opinions on the the structure, fairness and possible suggestions on how you would structure this deal in a way that is fair for both sides.I found the deal and brought the entire down payment - I am a realtor and will get a commission on sale (paid by seller)  My partner secured decent financing, I would not otherwise be able to secure (recourse loan we are both personal guarantors)we are 50/50 equity partners in the deal as members of LLC My partner will handle, stabilization, management, rental, repairs, decision making, accounting.

@Erik WagnerYou could seller finance but that’s very relationship based and they’ll want a strong borrower with a decent amount of cash.You could do a FHA 3.5% down loan on a 4 unit which will probably be your best, and if your partner is an agent he can pay himself a 3% commission in the buy and you can have your seller credit towards closing costs.
