I am a real estate investor getting my Oregon Mortgage License

Hi BP'ers! 

I am a full time real estate investor. 

However, I got my real estate brokers license a few years back to broker my own deals and for friends/family. With all this extra time on my hands during the pandemic I wanted study for my Loan Origination License. I am aware there are some regulations with government loans and representing yourself as the buyer and loan officer. I would likely stick to friends and family. I would not be a full time loan officer, as I am not a full time agent either. But because I do work in real estate, a lot of friends and family will come to me and it could be a great asset. 

My question is if anyone here in Oregon knows of a brokerage I could work part time on 100% commission. My understanding is that it is not common or advisable to work part time in the mortgage industry. I totally understand why and don't want to discredit the professional by any means. That being said, I am fairly confident I can stay up top of industry updates. I should be able to close ~ 1 mortgage per month. If anyone knows any brokerages in Oregon that I could reach out to that would be appreciated. 

Also any other guidance or experience of being bother a real estate broker and mortgage broker would be appreciated.
