I expect that materials will be broken, their will be delay in ordering, one of his subs might have a sick child to attend to some days, but how does one realistically factor these into the project duration if you don't have any experience?

As a short sale guy I have multiple deals and can send you the HUDS where I negotiate and KEEP and willing and able end homebuyer all the while negotiating stupid water softener liens....lol, HOA's who are stubborn, 1st, 2nds, child support judgements and a host of everything else to get to the finish line.

I already explained to them that everyone will need to sign lease and all parents to co-sign. they agreed to put 2 month rents down prior to move in and 1 month of security deposite. but still not feel safe :(. at this point,can I1. increase the security deposit?

But I’m in New England, and expecting my first child this winter, so wanted to minimize the risk of dealing with all the logistics of finding a tenant with 30 days notice if the timing is bad.They say chances of leaving are really small – one of them is on a two year fellowship ending next summer, walking distance from the condo; the other has a temp contract that runs out late fall (which is why they want a door open, just in case).
