Not only haven’t there been any bad, non-performing properties, there just haven’t been any multi family properties in my markets in months.

Do you guys typically structure your deals with seller financing instead?   

I have seen them so bad they crack in half like a humpty dumpty house.

I have great guy if you are planning to build in the Miami / Fort Lauderdale area.

You are comfortable (not running from a job you hate, not recently  laid off, etc) so  nothing on fire here.That said, if you guys have the energy and drive, he.sounds well positioned to fix a fixer to hold as a rental or rehab/reconfigure a nice house for rental or flip.
