My grandfather willingly let a friend of a friend move into a studio apartment ADU in his backyard.It has been a couple of years now and she has piles of junk inside and outside of the unit and has also been throwing food scraps into the yard and into the pool.I believe her plan was to outlive him and acquire the property through adverse possession.Long story short, I'd like to hit her with a 3-day notice and start the eviction process ASAP.Is a 3-day reasonable in this situation, in San Bernardino county California?

In that time I've acquired 7 other doors, for a total of 8 rentals.

Utilities guy is my-room-is-too-hot guy, but then again, the light bulb guy's room was freezing, but he just didn't complain about it.They have had remedial register adjustment training, so they should be GTG with that, at least! 

The reason I am asking is because I heard of many investors local and in different states, who open LLCs when they acquire a new property, but I don't know if it's a new LLC or they acquire under an existing LLC.What is the benefit / purpose of having an investment property under an LLC? 

The worst case would include mold remediation, sagging flooring, woodrot, drywall damage, depending on water type - clean, grey, black water - foundation damage and/or repair. 

My team and I have found a fantastic fix and flip that we have a very strict time line to acquire.

I am also a new investor who has to ask a lot of the same questions, but this is going to be my strategy for when I begin acquiring loans.
