@Bridget McDonald  yes there are a lot of 55+ Communities in Clearwater and a good majority of the residents are snow birds.

Right that's the only way I can figure - all cash and as a strict appreciation play.

Fast forward 2 years and guy hasn't improved his credit, mismanaged ALL the profit from the house , security deposits , almost messed up my credit (late payment) and a bunch of drama. 

Create a company logo and a letter head. 

Most of the REI purchases from 2006 to 2009 were done this way and a lot of those investors are out of the biz or went bankrupt. 

I have gotten a couple maybes and a lot of no's so far.  

Planning is great - I never was good at that - words are easy to put down on paper - other people's ideas are fun to experiment with and can make someone new in this business feel good for awhile I guess.Over 40 years ago I can recall as if it were yesterday - I was where many of the new folks on this site are today - I was motivated to make money in real estate - had a giant desire to create a little success (the low pay awful job I had, and a jerk for a boss just wasn't cutting it  - but I had motivation - i discovered quickly that it takes more than motivation to pay the bills.So this one seminar I took the guru said "set a goal, build your team and find a mentor".OK - I set a goal to get rich in real estate - to buy one house a month and to quit my job.

Thanks for the information, I'm not behind on my mortgage payments but I'm looking for a way to sell my home for the minimum of the loan payoff amount and with any luck (and a prayer) I'm looking to move out of the area we're in and start fresh well sorta.

It would be nice to be able to define a radius and a time frame and then get a complete list of all sales during this time.
