I feel like my buyer got an exceptional deal on this home, mainly because I wanted the security of having it sold and at the earliest possible settlement date.I could easily see how a seller who doesn't care about their reputation would be more likely to cut corners and skip on some small details in this scenario.

In that case, you got a steal and also created solid value with the rehab.Additionally, it's always good to be allocating for vacancy, but a lot of the times it seems most small time investors can keep occupancy at 0% if they manage well and are in a decent market.

Buy them around 5-10k, I know a contractor that i can hire, if its not so bad i can have my dad to help me work on them since he works on houses around town, just small project though.
