That being said I am definitely not an expert with facebook ads and in some markets it could be cheap enough to justify the leads it brings in.

There is a few things I can recommend:1) Join a local REIA which might give you access to deals, information and plenty of people that are expert in your area2) See if you can house hack a live and flip.
