There are so many levels to fund and inefficiencies that errors and delays are likely to be amplified.A smart seller usually requires the buyer to at least be pre-screened through their lender as a condition to enter into a purchase and sale contract.

Hi All,I am planning to buy a home in Bayonne,NJ.It has a drive way on right hand side that looks shared, it's neigbouring(R.H.S) property also has a narrow driveway on RHS.also both properties has backyard together with no physical boundries, also garages in the backyard, I came to know that earlier there was only one owner for both propertiesRealtor told me that drive way is not shared, but current owner has allowed neighbour to use driveway for his easyness, and neighbour uses that driveway to put stuff in his garage that he uses as store.Just wondering how I can find out if driveway is shared or not, or "easyness" is neighbours right or not.For privacy reasons, if I buy that home I would like to partition it and put a gate on driveway enterance.

Going in with reserves reduces/eliminates the risks.If you are entering into investing with your resources that tight you are probably making a mistake investing.

Since he is not representing the buyer, he does not need to operate in the buyer's best interest.Now, if the buyer were to enter into a agency relationship with the broker, then the broker would (legally) owe the buyer more than just being truthful; he would be legally obligated to put his client's (buyer) interest ahead of all else.Problem being, that to represent the buyer he would have to get acknowledgement from the note seller of this role reversal, and would obviously lose substantial credibility with the note seller.Some players in the business, such as ourselves, have created a structure in which the investor's invest as members of an LLC, with the LLC holding title to the note.
