You don't say where you are, but here in Colorado, there are very specific statements that must be in the Purchase and Sale agreement.

Been clean now for over 15 years.Another tenant had an eviction on her record (8 years prior) because she co-signed for her daughter who defaulted on paying her rent.

I had a lot of college kids, so parents co-signed, adults would get credit pulled, you can go over credit issues with an applicant so if there is an error claimed have them show its been corrected or cured.

I personally like in state syndication and Colorado for buy and hold.
