That is where your numbers need to show, you are allowing for vacancy, maintenance, unexpected expenses. 

Unexpected events happen and having wiggle room and money for other things is always nice.

Although with margins this tight you'll probably be negative after any single unexpected expense.

In areas where you have two electrical outlets, one facing each way, in a single cavity you need to wrap them with acoustic (or fireproofing) putty pads.

For two of the houses, he did not find any significant issues - need some gfi outlets, a window does not close properly, roof is old but is not leaking etc. 

Am i limited to borescoping the  walls and ohm testing every outlet?

I feel that we are on a healthy track financially but at the same time I do question if this will provide the best outlet for our kids to get exposed to the things they need to succeed.
