., but I think many of the local agents are busy thinking about closing their deals and not really motivated to help find something.Anyways, I'm a newbie with a fairly substantial amount of cash to invest.

Hi All,Reaching out for some help.First time landlord, 6 months into taking the keys (live in landlord--4plex and I live in one unit and rent the other 3), I have my first tenant who is late on rent.She texted me this afternoon saying she won't be able to pay until Monday or Tuesday.For reference, when we signed the lease she asked if there was a grace period on late rent, and I said no, and that it would be $25 late fee for each day late.Any advice on how to handle this?

Hi Jim,So you know what you need to do, but bounce around all day....Does that get it done, or are you doing other things like watching Bonanza on YouTube all day.If it's getting done, then you'll only need to make some small changes (if at all).If something like the Cartwright's on YouTube, Hoss, Adam, Ben and Little Joe are wasting your "DAY" time...then you have a motivational issue to overcome.But lets put it in Simple Terms here, You are the "New Hire" on this job, and the Boss simply gave a project to complete--a big one, and no direction as to HOW to do it.Everyone works differently.

This deal was purchased below market value as it needed minor work and the sellers were motivated to sell.
