Where to find a partner?

My name is Jake Bryant. I am from Austin. I am sure you know Austin is overpriced, and hot market. I spoke different mentors for their opinions. I am building a flipping business for a full time, but I don't have a kind of money. One of my coach suggested me a take partner or raise money either. Where can I find a partner? What kind of partner do I need for the business? How can I raise money? Please any feedback, share your experience with with me if that would be great!
