After some research, Cleveland and other surrounding areas keep showing up as possible locations.

The property isn't doing any of the surrounding ones any favors by only getting 61% of FMR.

I have capital to invest, looking to invest in either Los Angeles and the surrounding areas or in places I’ve lived, including Boise, Portland, or Sacramento - even though many of you may own properties thousands of miles away, I feel more comfortable knowing these cities, having friends who live here, and knowing I can easily visit these cities.Looking forward to connecting with you and exploring how we can support each other in this journey. 

Be careful not to surround yourself completely with people who think just like you and no one else.Another aspect critical to your success is training to find the right life partner to be with.

I do not think Austin or the surrounding area will need to worry about this much.....

Houston’s pretty huge if you include all of the surrounding suburbs :-).

You have eager people like you that think "Ohh I am on BiggerPockets, surrounded by experts and successful people, they MUST be right so I will follow their advice".Yeah... no!

Continue to educate yourself, be patient and surround yourself with trustworthy professionals.  

The main one, ironically, is the team relocating (which has been discussed for years), the stadium being demolished, and the site being redeveloped: http://www.stpete.org/city_initiatives/tropicana_field_conceptual_master_plan/ - which would make the surrounding area a very interesting long term play. 

Also, are there any other surrounding areas someone recommends to invest in?
