The local Huntsville folks here on BP can give you much better feedback if you note what street the property is located on (skip the house number, just the street or cross streets). 

You can use apps like DealMachine which usually have some of the owners info or you can just write the address down and skip trace later.

There are always the few that need some work that sit longer, but in my opinion if you're looking to live-in flip, most families will skip over or just not even look at something you'd be interested in so you may have an easier time. 

Next, you’re going to have to skip trace the owner.

You can get private financing where you can skip the hoops of getting approved for a loan, You can pay cash for property, or try and get the seller to finance the property. 

Skip the IRA / Brokerage account and find yourself a househack opportunity.

Skip trace the list and start calling.

We are still going to remodel our house just wasn’t sure if there’s any advantages that I would be leaving on the table by skipping using my llc for that case.

It would suck to skip on the deal because of the lines, only to find out that they are planning on putting them underground this summer!

Honestly, I'm not sure if it served that purpose very well because I think that someone can definitely learn a lot from personal finance books about real estate and stocks and just skip the four year degree (for personal investing - not business finance).
