@Bill Exeter seems like folks would end up doing thing more like ( I think in Europe) were properties are generally just passed own for generations and never sold.. thereby restricting inventory even more. ????

@Erick Vaysman I do not have experiences with group homes however I can confidently tell you to check with Zoning in your market before your purchase.Many municipalities have restrictions on these types of properties (group homes, student rentals, AirBnB, etc).
