Buying a property with the idea of making it a group home

I am interested in this idea because it is a way I believe I can make some money, while also helping those in need. Does anyone have any advice on this?

FYI, I do not currently own any properties, but am very interested in investing in real estate. Any help would be greatly appreciated.
