Current purchase prices are in the mid $90k range, with rents from $800-850 or so..  

I'm currently working with a group I met here on BP and our their 1st deal was listed on MLS, the ARV comps were in the 550-650 range, there are active listings that could be comps on up to 700k, so using a listing price of 635k, we bought this home for 330k, plus 120k for a complete rehab. 

In this scenario I suggest that the percentage of rent lies between 14% to34% non-respectively.

Well, a year is coming up, so now I am looking for a quad again to do that, but the inventory is so limited, and the ones that are available now aren't really in the area I want or the price range I think they're worth to make sense for me.

@Amar Pravin It depends on if your buying all new or if you start out with used stuff off Craigslist.I'd say a range between 4k and 10K depending on used or new.

For example, a criteria will probably include a certain price range, what type of neighborhood and how much cash flow etc.

I have started to see some softness in multifamilies in the Cambridge area in the $2+m range. 

Was wondering what you guys think are the best cash flow markets in the 50-100k range in 2019 and why do you believe your market is great?

.- If they tell you it's feasible they will probably tell you a price range you are looking at if said units exist in that region.
