I am focusing on developing a relationship with a quality, reliable GC in the area, and I'm working on getting referrals from colleagues now, but I'd also like to see comparison quotes from comparable GC's.I'd appreciate input on when to include the GC in the process, and any other choosing GC feedback you've got.Dave Troust

If I were you I would probably find reliable partner who've done wholesaling before with GV agreement (and split the profit).

Fannie banks won't consider it reliable income. 

All of these have been discussed with my bank, county, and insurance agency to be pretty reliable. 

But if the deal is still good post inspection, with solid, reliable resale comps, and you've budgeted for unkowns, go for it!

I agree, the properties with a yield of 13-14% net pre-tax are mostly found in areas which may not be reliable over the long term, tenant wise.
