Trying to guess appreciation is, well, a guess.If your buyer's appraisal comes in lower than your contract price the situation is really no different that a regular contract where the appraisal comes in below the contract price.

@George P. your children can work for you at a younger age then a regular job at least in my state. (2 would be a little too young). 11 is fine here but could be different elsewhere depends on whether it is reasonable to expect they could do what you pay them for.

They actually send out flyers right after the deed is recorded telling the new owner that bills received are only part of the story and to monitor their tax balance closely.I'd be surprised if you can hold the bank that sold the property responsible for past due taxes, since you signed off on all the escrow docs.

@Nick B.there are a couple of DFW wholesalers on BP who regularly post in the BP marketplace so I would say setup a keyword notification and check out the marketplace to find a few.

I rented my smallest house to a middle age man coming out of a transition program; nice guy who had a job and very positive feedback from his supervisors both at work AND at the transition program.Sadly, he was one of those guys who did well when closely monitored but poorly on his own.

I don't do regular banking with them but I have 8 portfolio loans with them.
