I suggest talking to lenders to see how your qualification will be impacted by moving (some will want to see a few pay stubs from the new location) before approving the loan, while others will allow for a solid employment letter in the same line of work. 

I'm sure you can find someone on this forum who meets the above qualifications and would consider partnering with you.

So the idea of buying a deal with no money, credit, or qualifications always just sounded like some goofy fake concept to me.

I want to have a full set of standards before I start evaluating applicants that way I can prove I used the same qualifications for everyone. 

An attorney will need to tell the Family what needs to be done.At least the hardship/seller qualification won't be an issue.

Get a pre-qualification letter if you are planing on financing.

(The instructor for the course I took was strong on appraising but very, very, weak at his understanding of manufactured homes.)In most states, the qualification for appraising a manufactured home comes from passing the course if the home is treated as chattel rather than real estate.
