I'd probably consider either lowering the price if you're not getting any activity at all, or just wait it out as it could just be a slow time of year for home buyers since we're right in the middle of the holiday season.

., the onus is on the contractor to make all the arrangements to get the material to the job; they can't point a finger at someone else holding them up because "you" bought the wrong/not enough material; who pays if they damage the material; if there is a material failure, the contractor isn't likely to cover the cost of their labor to repair/replace if they didn't supply the product; and so on.

When things slow down and I have 400k to 500k passively coming in I can then do just a few deals a year with reduced deal flow and a couple of syndications and relax in a worst case scenario.

I think these pipes are prone to rusting internally and becoming slow, eventually stopping up completely.
