Right now, I am downloading all of the vacants for a certain price range and target areas into excel and then start sifting and sorting.

This is because the list come in an excel cvs file and the Sr and Miss might not populate into your letter correctly especially if the list is unsure the status of the owner.Hope this helps

Then committ to becoming excellent at it.Look at your strengths and what you enjoy, if you have an amazing ability as mentioned to create and build things, I suspect you will be much better off using those to build something, than you will be sitting through real estate classes That potentially bore you to tears, and teach you not much about rehabbing.A man with one watch knows what time it is, a man with two or three is never quite certain.
