Office building analysis help

Not having any experience with commercial RE I'm wondering if some one with more background in this area can help out.

30,000 sq. ft. 3 story Class B brick office building ,70% occupied with lawyers, other professionals and healthcare services. There is also a coffee shop on the first floor. Building located in good location with plenty of parking.

Asking price: $1,250,000.00

Gross inc: 264,000.00

OE: 120,700.00

NOI: 143.000.00

Maintenance appears to have been kept up and facility seems to be in excellent condition.

Any thoughts about this and what I should be considering given my lack of commercial experience?
