One of my favorite episodes (I believe it’s episode 6 or 7) is Why You’re Not Financially Free (or something like that), where he talks about home equity (which plays into your 15 vs 30 question).  

While driving around at work and at jobs I will play BP Podcasts just to surround myself with the material. 

Use a color swap app or a program where you can play with changing the exterior color of the house. 

As for cashflow on 4 plex’s, there’s lots of ways to run those numbers and lots of factors play into typical returns for a property type.

Also, I was thinking, later down the line, it would be interesting to pick up a few properties in Cherry Hill to play the appreciation game.

Now if you wait till life is more back to normal it might be a valid play.

Sounds like my plan to play the long game and keep things as they are is the right path for me.

Let them split the cost as the tenant also played a role in this by refusing it.

The decision isn't so clear cut, however, and strategizing is key in this situation.Another thing that came into play is the possibility to defer payroll taxes for a while, even if you got the PPP.

It’s kind of exciting to see how all of this will play out over the next few years.
